Rotten fascia, sagging soffit and loose gutters
Fascia rot almost always starts with water. A leaking or overflowing gutter soaks the board, year after year, until the wood gives way.
Gutters pulling loose
Hangers are screwed into the fascia. When the wood goes soft, the screws lose their grip and the gutter starts to lean or drop.
Soft, stained or peeling fascia
Paint that won’t stay, dark streaks behind the gutter or wood that dents under a thumb are early signs of rot.
Sagging or holed soffit
Water running behind the gutter can reach the soffit. Damaged soffit can also give birds, squirrels and insects a way into the eaves.
Rot hidden behind old gutters
Fascia damage is often invisible until the gutter comes off. That’s why we look before anything new goes up.
The Celtic Way: follow the water
Replacing a rotten board without fixing the water that rotted it just starts the clock again. We find the source and deal with both.
- Find where the water got in. We look for the leak, overflow or bad pitch that soaked the fascia in the first place.
- Probe the wood. We check how far the rot runs along the fascia and whether it has reached the soffit or rafter tails.
- Replace and protect. Rotten fascia is cut out and replaced, then wrapped in aluminum where that suits the house. Damaged soffit is replaced.
- Rehang the gutter on solid wood. Gutters go back up on sound fascia, with the leak or overflow that caused the damage fixed.

Fascia and soffit questions
How do I know if my fascia is rotten?
Look for peeling paint, dark staining behind the gutter, or a gutter that leans away from the house. Wood that feels soft or crumbles when pressed is a clear sign. We check it on the visit and show you what we find.
What is fascia wrap?
Fascia wrap is aluminum formed to cover the fascia board. It keeps rain and sun off the wood and means less painting. It goes over sound wood, so any rotten board is replaced first.
Can you replace fascia without removing the gutters?
The gutter has to come down over the section being replaced, because the hangers fasten into that board. Once the new fascia is in, we rehang the gutter, or install new seamless gutters if the old ones are past saving.
Do you replace soffit too?
Yes. If water or animals have damaged the soffit, we replace it along with the fascia so the eaves are closed up and the roofline is finished.
What caused my fascia to rot?
Usually water from a leaking, overflowing or poorly pitched gutter. That’s why we fix the gutter problem along with the wood. Otherwise the new board is exposed to the same water.
